South Seas is a gated beachside community between the North Beach section of Crescent Beach and Tigertail Beach. There are four high-rise South Seas Towers that are beachfront and several low-rise and mid-rise condominiums on Clam Bay and a few low-rise inland condominiums. The complex has beach access for all buildings.

This community is known for its active lifestyle. It has a recreation court, which includes tennis and pickleball courts, shuffle board. bocce ball courts, cornhole and a 9-hole putting green. There is a fitness center and kayak storage. South Seas Club offers boat slip rentals (when available). It is important to note that the beach widens greatly on North Beach towards Tigertail Beach, making the trek to the beach quite expansive. There are several restaurants in the North Beach area and in the Esplanade, which is nearby.
