Surprisingly, Marco Island has over 95 miles of waterways. Water Direct properties are highly in-demand because a boater will not need to clear any bridges (at high tide) in order to get to the gulf, with the possible exception of one or both the large Jolley Bridge (55-foot clearance) and the Gober Memorial Bridge (55-foot clearance). This is why water direct properties usually sell for more than water indirect ones. Water direct properties may allow for a boat with a deeper draft as well. Some sections of Marco Island are highly sought after particularly due to the water depths. For example, the water depths tend to be deeper in the River West area and the River East area closest to the Jolley Bridge. The further one goes east of the Jolley Bridge, the depths tend to get shallower. There is a no-wake zone east of the Jolley Bridge but not west of it. These factors can greatly affect property values.
